$100 low Downpayment Program may Fuel HUD Sales Recovery

Just when we thought it was back to business as usual with mandatory 3.5% Downpayments as a minimum standard for owner occupied HUD Foreclosed properties, the announcement came out last week that HUD will now accept as little as $100.00 for a Downpayment in addition to the customary 3% they have and will continue to agree to pay toward Buyer closing costs.   While this may be a welcome move for many new or 1st time Buyers and all owner occupants, it reminds me a little of what got us in the foreclosure mess to begin with...  Obviously, prudence is needed and new home owners should have a clear understanding of their obligations when agreeing to the terms of any new mortgage.  I can't say that I am in 100% agreement with their decision on this one... however, this will be a welcome opportunity for anyone...

Amended Law now requires homeowners when applying for the homestead exemption to show proof that Driver's License and Vehicle Registration showing Applicant living as same address as applying for in Homestead Exemption.  They must also declare that they are not claiming the exemption for another property in or out side of Texas.
The law which goes into effect Sept. 1, 2011 only applies to homeowners who have not applied for the Homestead Exemption on their principal residence prior to Sept. 1, 2011.

There are all kinds of stories out there regarding the "SHORT SALE" in fact some agents and brokers have even taken to calling them the "Loooong Sale"  However, I have found most of the time problems arise from poorly prepared Selling or Listing Agents who have not established communications with a loss mitigator.  There are a variety of reasons for delay and failure but MOST of this can be avoided by having knowledgable representation.

Veterans Memorial Park in Cedar Park TX continues to take shape - Wow what a great place for the whole family. The pool which has been operational for some time now was in full swing today.  Obviously it is a welcome place for many as our Heat Wave has continued strong into July.  So much more of the park has been completed since the last time I was by, I was a little surprised!  One of the highlights to be sure is the 5 acre Dog Park (Cedar Bark Park) complete with fully fenced seperate areas for smaller and larger dogs including a swimming pond for the dogs and wash stations!  (Very Nice) This has to be a great addition for the surrounding neighborhoods especially anyone within a short waliking or biking distance from the park.
