Why CASH home Buyers may have Strong Short Term Buying Advantages
Well here we go again ... imagine our government creating chaos in the housing market. The story has been a common thread over the past few years as the lending pendulum swings between borrowers getting loans with zero credentials back to high level scrutiny. Now anyone following the trends has surely recognized things getting more difficult for borrowers and while some notable politicians lined their pockets during the heyday of easy money loans, they have now legislated competitiveness OUT of the system.
Now with the Government Shutdown looming, it seems apparent that the lending slowdowns and altogether freezing in some segments like USDA and other Government backed loans that require certain verification through the IRS are ahead.
So, CASH is KING again for awhile and what a great opportunity for the investor with money to spend. It's a perfect storm and especially for the investor with CASH.

Lessons..
I got a call today from an on-line lead source wanting to know about the status of a property. The person was calling on behalf of his son, who is having difficulty locating a property. Now the interesting part of this is that (according to the Dad) the son has "missed out" on several homes. So he was taking it upon himself to see if he could help. So, he calls me with an expectation that I will be ready to drop everything and do some research for him on a home he found on-line.
He sounded very frustrated and obviously was stressing about the whole situation. He claimed he was worried about this home "getting away" again, because his son is on a limited budget and this one was "perfect".
After a few minutes of conversation, I find out that his son hasn't even sat down with a lender or pre-qualified yet and the agent they were working with only works part time selling homes. In the meantime, while we are talking on the phone, I...
