I got a call today from an on-line lead source wanting to know about the status of a property.  The person was calling on behalf of his son, who is having difficulty locating a property.  Now the interesting part of this is that (according to the Dad) the son has "missed out" on several homes.  So he was taking it upon himself to see if he could help.  So, he calls me with an expectation that I will be ready to drop everything and do some research for him on a home he found on-line.

He sounded very frustrated and obviously was stressing about the whole situation. He claimed he was worried about this home "getting away" again, because his son is on a limited budget and this one was "perfect".

After a few minutes of conversation, I find out that his son hasn't even sat down with a lender or pre-qualified yet and the agent they were working with only works part time selling homes.  In the meantime, while we are talking on the phone, I find the home he was inquiring about.  The property had been under contract for nearly 7 days already and as soon as I delivered on the information he inquired about, he was nothing short of rude getting me off the phone, nearly hanging up....

Now, the saddest part of this for me is the perception he must have of Brokers.  Why else would he have been so short with me?  After all, I did stop what I was doing to help him.  Not only did he treat me poorly, he did not even feel that it would be worthwhile to listen to how I might help them prevent any further disappointment.

Believe me when I tell you, I could have helped him.  I really felt for his son, knowing that if they were only to have taken the time to visit with me or at least "hear me out" on the phone I could have probably helped them much more than he imagined.

Our programs go way beyond finding homes on the internet and opening a few doors to show property. We find Sell and negotiate deals on homes that even others in the industry knew nothing about.   I have been a Broker for over 22 years, consistently delivering value added services to clients that have acknowledged my worth and come back to me time after time for their real estate needs.  But how was he to know what he was missing?  

There is a very good chance this story will only get worse for them.  Especially, since they are way out of sync with the home buying process and may not even qualify once they do find the "perfect home".

There is a lesson here for everyone including myself.  SLOW DOWN and seek advocacy in situations of paramount importance.  Interview some experts and do some real  research.  This man and his son are falling into a common trap.  They are floundering in an arena where they are not personally competent.  They are "out of touch with the inside track".  Unfortunately, it is simply because they have not been willing to do any homework, engage with anyone in any professional capacity, or take any responsibility for the outcome they are seeking.

It has always been my opinion, there are no emergencies in Real Estate unless it is something that threatens your life.  Why not take the time explore your options and enlist an advocate or mentor you can trust.

If these folks had done this properly, they wouldn't  NEED to call anyone but their agent, they would have a much better chance of being successful sooner.
