Thinking on going alone best advice I can give you is DON'T -  There is no replacement for the expertise a qualified Broker can bring to your home sale.  In my experience most homeowners considering a sale on their own are focused on the commissions.  Why not save some money right?  One of the best ways to make money is to attract a Buyer in the first place ... no Buyer ... no Money.   The more Buyers that you can expose the property to the greater the opportunity that exists to find one ready willing and able to buy.

Consider this analogy - you have an item of value maybe an antique or something valuable.  Where would you expect the get the highest value for the item?  1.  At an auction house with Hundreds of Qualified Buyers Specifically there to bid on your item.  2.  Running a personal advertising campaign with local resources such as Craigslist or telling friends and family, having a yard sale and inviting the public to attend?

Maybe the point is obvious, but in case it is not. Homes advertised and sold through Professional Full Service Brokerage firms average 8-12% more from Sales than homes that were sold by the owner.
