626 Paso Fino Dr. Cedar Park Texas 78613 another in a long history of previously listed homes where marketing presence and presentation made all the difference.  This property had been on the market previously and the Seller was struggling for success.  Total market time prior to listing with Eric Recktenwald at RE/MAX Captial City was 204 Days on market.  Needless to say some changes had to be made.  After we reviewed the offering with the Sellers suggested improvements to staging and presentation I advised the Seller as to current market values including a detailed analysis of property absorbtion rates. While the Seller remained skeptical and uncertain about the "market conditions" market response to the Revised Offering was everything their confidence needed!  After only 13 Days on Market we received a LOW offer However, knowing in detail what kind of conditions we were up against and having CLEARITY of Understanding regarding the ACTIVITY INDEX allowed us to REJECT the offer with confidence!  Proof positive we were on the right track when only 9 Days following we received Multiple offers and succesfully placed this home Under Contract.  The Sale went through quickly having chosen a well qualified Buyer and it CLOSED SUCCESSFULLY only 29 Days after entering the MLS....
